Start with scope boundaries, not the company profile

The first check is whether the quotation can be mapped back to the issued drawings, specifications and BOQ. General capability statements are useful, but the award decision should be based on a scope that is measurable and traceable.

Clarify exclusions, provisional items, free-issue materials, temporary works, access requirements and any owner-supplied equipment before mobilisation.

Make interfaces visible before site work begins

Industrial MEP work rarely sits inside one discipline. A mechanical package may depend on electrical power, civil plinths, drains, controls, supports or shutdown access. Those interfaces should be listed and assigned.

• Equipment foundations, sleeves and openings
• Power, control and instrumentation interfaces
• Drainage, vents and utility tie-ins
• Support steel, access platforms and maintenance clearances
• Shutdown, isolation and permit responsibilities

Check how the contractor controls drawings and changes

Site teams need the latest approved information at the workface. Ask how revisions, RFIs, redlines and field changes will be controlled. A strong process reduces rework and makes final as-built documentation easier to close.

Ask for the testing path before the final week

Testing should be planned with the installation, not added after it. The exact checks depend on the system and project specification, but inspection points, witness requirements and acceptance records should be known early.

For electrical packages this may include insulation resistance, continuity, earthing checks and functional verification. For piping and utilities it may include pressure or leak testing, flushing, alignment and equipment checks as applicable to the scope.

Treat handover documentation as a deliverable

A technically complete installation can still delay closeout if records are missing. Agree the required package before work starts so the site team captures information as the job progresses.

• Approved drawings and redline/as-built updates
• Inspection and test records
• Material and equipment documentation where required
• Punch-list closure evidence
• Operation, maintenance or vendor records where they are part of the contract

Evaluate execution fit, not only company size

The right contractor is the one whose supervision, planning and trade capability fit the package being awarded. For industrial work, practical coordination and disciplined closeout can matter more than a long list of unrelated services.
